We here at Virginia Landscape Management are committed to providing excellent landscaping services to all our clients.  We’ve noticed that there is the potential for additional work that is outside the scope of our contract at Brook Creek Crossing, and we would like to make ourselves available to each homeowner in the community. If anyone is interested in estimates for any additional work, we would be happy to provide them.  

We also pride ourselves in being proactive about communicating areas of potential improvement. If possible, we would like to compile a list of the homeowner’s information. This list would include name, address, email, and phone number.  With this information we could proactively reach out about improvement opportunities around the community to ensure the continued beauty of the area.  We would like to ask anyone who is interested in this to please e-mail their information to John Shelton.

HOA Annual Meeting

February 7, 2024 @ 6:30pm

The Brookcreek Crossing HOA Annual Meeting will be held Wednesday, February 7, 2023 at 6:30pm at Gather Midlothian (14321 Winter Breeze Dr, Midlothian, VA 23113). The 2023 Annual Meeting minutes are available here for review.

The purpose of the meeting is to review the past year and discuss plans for 2024. We hope to see you there!

Immediately following the close of the Annual Meeting we will reconvene for the first Quarterly meeting of 2024.

Alley Work and Zan’s Update/Reminders

Zan’s Updates

With the ASL, residents will need to pay special attention to several factors when placing their cans out for collection.  Cans that do not meet the following criteria will be considered an exception and will not be collected so it is important for these criteria to be followed as we will not be able to return to collect cans that are deemed non-compliant.

  1. All refuse must be securely bagged and all bags must be in the can; we cannot collect bags on the ground next to the can.
  2. The can lid must completely close; we cannot collect cans with bags piled either over or under the lid to where the lid does not close.  If customers need a second can, please have them call our office at 804-897-1338.
  3. Any cardboard to be collected (up to 5 boxes) must still be flat and broken down and of a size less than 2 feet on any one side, but must also fit inside the can with the can lid closed.
  4. Yard waste bags (up to 3) must also fit inside the can with the lid closed.
  5. Cans must have three feet of clearance all the way around with five feet of clearance from any vehicles.
    1. Recycle or 2nd rented Zan’s must be placed three feet apart.  Neighbors in a few communities will need to be sure that their cans are side by side with the proper spacing and not one behind the other for collection.
    2. Cans should not be placed underneath basketball goals or low overhanging trees.

Fall Updates


Proseal has been hired to repair the alleys in the neighborhood. This will be done in phases. The first begins this week. On Thursday, November 16, 2023 they will be installing a French Drain in the alley behind the odd numbered homes of Bridge Creek Court (house numbers 401-419). Residents on this side of the street are asked to please park on the street in front of your homes while the work is being completed. Please also secure your pets away from the alleyway/keep them inside while work is being completed for both their safety and the safety of the Proseal employees.

The only remaining lawn care services from VML until spring are two more leaf removals, round five turf treatment and irrigation winterization.

As a reminder, inspections are done throughout the entire year. Please be mindful and prepare ahead if your home will need minor maintenance/repairs, power washing, etc. For newer home owners, you will find the “new” mailbox option and info via this link. This is a PVC option as opposed to the original wooden mailbox posts.

The 2024 Budget was approved at the last HOA meeting with no increase in dues this year. Homeowners should keep an eye out for their new assessment coupon books in the mail soon.

HOA assessments are due January 1st, April 1st, July 1st, and October 1st. Please allow plenty of time for mail delivery and processing. Be sure to include your coupon for speedy processing. Make checks payable to Brookcreek Crossing HOA and include your account number on the Memo line.  You can also pay online by clicking here or you can sign up for direct draft by downloading the authorization form at www.acswest.org or by contacting ACS West for a form: admin@acswest.org or 804-282-7451.

Summer Reminders from Zan’s

  1. We do not delay service for Memorial Day, July 4th, or Labor Day and will operate on a regular schedule unless an unforeseen delay occurs in which case you will receive notification via email.
  2. As the temperature heats up, so do our crews.  Our crew members are human and the heat slows them down, especially in the case of backdoor service.  10-12 hour days in summer heat, emptying 1000 cans a day, is taxing even for the fittest of individuals.  Patience, grace, and cold water are always appreciated.
  3. Yard waste must be bagged and placed next to refuse cans, not inside the can.
  4. We will collect up to 3 bags per home as space allows in our trucks. These bags should not weigh more than 35 pounds; damp or wet grass clippings are heavy. Small branches or limbs may be tied together with twine or bagged. Limbs and branches must be no larger than 3 feet in length or 4 inches in diameter. If tied, the bundle may not be larger than 2 feet in diameter. If bagged, the bag should not weigh more than 35 pounds.
  5. Every year we have at least one customer who places hot charcoal ash, spent fireworks, burnt wood from firepits, or another hot item into their Zan’s can.  These items will melt the can or may combust when placed inside the can with household waste (think smoldering embers and methane from decomposing food waste).  Residents need to dispose of these hot items in a metal container via a safer method in their county transfer stations.
  6. As the weather gets warmer and warmer, cans will retain the smell of garbage even after emptied.  We recommend that residents clean their cans with a small amount of laundry bleach, mild dish soap, and plain water from a garden hose.  No need to scrub, just swish and rinse.  If they prefer to pay someone to clean their can instead, there are companies that do this professionally such as Super Clean Cans or Funky to Fresh.  (Zan’s Refuse Service, Inc. does not endorse either of these companies.)
  7. Speaking of smelly cans… although pet owners may pick up their doggie waste in small bags, they must then place these smaller bags in larger household waste bags for us to collect.  Our crews will not remove individual pet waste bags from cans.
  8. As always, all waste must be bagged inside the can.  Our crews cannot collect loose trash, bags that are ripped/torn, bags that are floating in water, or bags of household waste outside of the can.
  9. Children home from school, summer cookouts, and family gatherings create more refuse.  All refuse must be contained in the can so that the can lid may close completely.  Open lids will attract animals and insects; Zan’s cannot be responsible for either of these.  Bags ripped open by racoons, cats, or other animals are not the fault of Zan’s and will not be cleaned up nor collected by Zan’s crew members. Closed lids are the key to containing trash, and the smell of the trash, inside the can.  We often see cans of refuse with bags overflowing and piled on top like a game of Jenga or Tetris.  Cans that are overfilled may not be collected and it will be the resident’s responsibility to offload and dispose of the overflowing waste. 
  10. We cannot collect pool chemicals of any type.
